01 The definition

What a new build snagging inspection is

A new build snagging inspection in Scotland is an independent assessment of your home following handover. Both the internal and external areas are inspected for defects in workmanship, finishes, fixtures and fittings, and checked against relevant standards and recognised tolerances where applicable.

Our findings are documented in a detailed photographic report, giving you a clear record of defects to discuss with your developer during the applicable defects period.

02 Scope

Internal and external, checked and recorded

Post-handover inspections cover both the internal and external areas of your new build home — workmanship, finishes, fixtures, fittings and key building elements.

  1. 01

    Internal

Walls, ceilings, floors, skirting, joinery, doors, ironmongery, kitchens, bathrooms, tiling, decoration and finishes.

  2. 02

    External

Roof, verges, ridges, rainwater goods, walls, render, pointing, windows, sills, thresholds, paths and paving.

  3. 03

    Thermal imaging

Used as part of the inspection, alongside the visual checks.

  4. 04

    Drone roof survey

Roof coverings and elevations that are difficult to reach, surveyed from above.

  5. 05

    Heating function test

Central heating systems operated and checked as part of the inspection.

  6. 06
